PFT: Female ref to make regular-season debut in Detroit

Philadelphia Eagles Sign Michael VickGetty Images

In January, Eagles owner Jeffrey Lurie strongly hinted that coach Andy Reid is on the hot seat.? During a Thursday press conference, Lurie basically acknowledged it.

Lurie said he would make no decisions about Reid?s contract until after the 2012 season.? With Reid signed through 2013 and with Reid?s agent, Bob LaMonte, already posturing for an extension, Lurie?s words initially seemed to reflect his intentions regarding the question of whether Reid will get a new deal that applies beyond 2013.

As Lurie continued, it became more clear that, depending on 2012, there may be no 2013.

?I expect a substantially improved team,? Lurie said.? ?We all thought we were a lot better than 8-8 and we weren?t.?

This year, 8-8 apparently won?t be good enough to get Reid one more year.? ?We need substantial improvement,? Lurie said.? ?We have a very good team on paper, and paper doesn?t get you that far if you don?t maximize it.?

Lurie explained that there?s no specific level of achievement that will guarantee Reid?s return.? ?You try to make the best judgment you can after the season,? Lurie said.

There will be no formula regarding the right decision.? ?It?ll be very clear,? Lurie said.

While Lurie acknowledged that another 8-8 season could be excused by a rash of injuries, he reiterated that, generally, ?8-8 is unacceptable . . . that was a really unacceptable outcome.?

Thus, regardless of how it all turns out, Reid is officially on notice.? And Lamonte?s assertion that Lurie essentially has promised Reid a job for life has been completely debunked.

Whether Reid returns for a 15th season depends directly on how the 14th season unfolds.

Police: 100-year-old driver hits 11 near LA school

LOS ANGELES (AP) ? A 100-year-old man backed his car on to a sidewalk and hit 11 people, including nine children, across from an elementary school in South Los Angeles just after classes had ended Wednesday, authorities said.

Four of the children were in critical condition when firefighters arrived but they were stabilized and were in serious condition at a hospital, city fire Capt. Jaime Moore said. Everyone was expected to survive, he said.

The powder blue Cadillac backed slowly into the group of parents and children buying snacks from a sidewalk vendor, and the crowd banged on his windows and screamed for him to stop, but not before some of the children were trapped under the car, witnesses said.

LA County-USC hospital spokeswoman Rose Saca said one child remained in critical but stable condition, another would remain for observation overnight and another would likely go home later in the day. Others were treated and released.

Children's backpacks, shoes, candy and loose change were strewn about the scene behind a discount grocery store across from Main Street Elementary.

Police identified the driver as Preston Carter and said he was being very cooperative.

Carter talked to television reporters after the crash some five miles southwest of downtown Los Angeles. He said he has a driver's license and will be 101 years old Sept. 5.

"My brakes failed. It was out of control," Carter told KCAL-TV.

Asked about hitting the children, Carter said: "You know I'm sorry about that. I wouldn't do that for nothing on earth. My sympathies for them."

Carter was pulling out of the grocery store parking lot, but instead of backing into the street, he backed onto the sidewalk, police Capt. George Rodriguez said.

"I think it was a miscalculation on his part. The gentleman is elderly," Rodriguez said. "Obviously he is going to have some impairment on his decision making."

Older drivers have been involved in other tragedies. In 2003, an 86-year-old man mistakenly stepped on the gas pedal of his car instead of the brake and then panicked, plowing into an open-air market in Santa Monica. Ten people were killed and 63 injured.

According to California's Department of Motor Vehicles, people over age 70 must renew their driver's license in person, rather than via the Internet or by mail. Older drivers can also be required to take a supplemental driving test if they fail a vision exam, or if a police officer, a physician, or a family member raises questions about their ability to drive.

Rodriguez said the collision was being investigated as an accident, and Carter was not under arrest. He has a valid driver's license, Rodriguez said.

BAGHDAD - Parliament has convened the first meeting of a special committee designed to reach a compromise on long-delayed oil legislation ? a glimmer of potential progress amidst one of Iraq's worst political crises since 2003.

The committee's goal is to "come up with unified recommendations or a majority agreement for the purpose of proceeding with legislation," according to an Aug. 6 order from Speaker of Parliament Usama Nujaifi, a member of the Iraqiya political bloc.

Spotify Brings Physical Gift Cards To The U.S., Shortly After Reinstating E-Card Purchases

spotcardAnd the Spotify announcements just keep coming. The folks behind the popular streaming music service called attention to a new deal with Deutsche Telekom earlier this morning, and now the company has revealed that it's bringing physical gift cards to the United States. The cards come in $10, $30, and $60 denominations, which translates to one, three, and six months of premium streaming music access respectively. They're a Target-exclusive (for the time being, anyway) and the move comes just ahead of the holiday buying rush -- music-lovers shouldn't be surprised to find one of these nestled in their stockings.

California nears ban on 'conversion' therapy for gay youths

The California Assembly and Senate have passed a ban on 'conversion' therapy for minors, calling the practice unscientific and dangerous. The bill could soon land on Gov. Jerry Brown's desk.

By Daniel B. Wood,?Staff writer / August 30, 2012

California is poised to become the first state in the country to ban ?conversion? or ?reparative? therapy for minor ? treatments that claim to stop a young person from being lesbian, gay, bisexual or transgender or to reverse such tendencies.

Proponents of the law say top mental-health organizations agree that such practices are not only misguided but also dangerous,?potentially leading to anxiety, depression, feelings of worthlessness, and even suicide.?Opponents say there is?more than 100 years of professional and scientific literature on the subject of sexual-orientation change, offering a strong case that, for at least some people, sexual orientation can be modified.

Legal challenges could follow, though scholars suggest that the measure appears to be a straightforward attempt to protect public safety on a matter generally governed by state law. If the bill is signed into law by Gov. Jerry Brown (D) ? who has not taken any public stance on the issue ? it could be followed by similar laws in blue states nationwide.?

Known as Senate Bill 1172, the bill passed the California Assembly Tuesday, 52 to 21, and now returns to the Senate, where it previously passed, 23 to 13, for a concurrence vote on amendments. Then, it would go to Governor Brown?s desk.

Gay-rights groups have been quick to applaud the bills author, Sen. Ted Lieu (D).

?These dangerous, unscientific practices have caused too many young people to take their own lives or suffer lifelong harm after being told, falsely, that who they are ? and who they love ? is wrong, sick, or the result of personal or moral failure,? said Clarissa Filgioun, Equality California board president.

She says?some of the techniques used by these practitioners include the use of shame, verbal abuse, pornography, and even aversion training. The?American Psychological Association, she notes, reviewed published reports about such treatments and issued a report concluding there is no evidence that such practices work, and that they?re based on the ?false belief that being gay is an illness or a disorder.?

SB 1172 advocates cite the case of Ryan Kendall, who was subjected to these treatments by a licensed California therapist as a teenager and, earlier this year, told the California Legislature that the experience ?destroyed my life and tore apart my family."

"In order to stop the therapy that misled my parents into believing that I could somehow be made straight, I was forced to run away from home, surrender myself to the local department of human services, and legally separate myself from my family,? he added in testimony to the Assembly.

But Joseph Nicolosi, who has written four books on the subject and founded the National Association for Research and Therapy of Homosexuality (NARTH), says the new law is dangerously constrictive and too broad.

?We don?t believe there is such a thing as a gay teen, because no teen is mature enough to define himself as gay. We?re not out to change them so much as investigate," says Mr. Nicolosi. "The danger of this law is that it tries to kill simple attempts at understanding by saying gayness is static and ?How dare you try to change someone?s personhood?? ?

He puts forward the case of David Pickup, who came to therapy after noticing his attraction to males.

?We traced my depression and emotions and gender confusions to being abused sexually as a child,? says Mr. Pickup, who has since studied with Nicolosi and now runs a practice of his own in Glendale, Calif. ?This therapy helped me to identify my issues of unmet approval and need for self-esteem, and simultaneously I noticed that my occasional erotic attraction to men wasn?t there anymore, and my attraction to women increased 100 percent. Reparative therapy helped save my life.?

Beyond the anecdotes of each side, however, the real issue is that there is no good, neutral evidence to say the practice is generally beneficial, says?Ben Caldwell, a licensed marriage and family therapist in Los Angeles.

?What?s good news about this legislation is that the language of the law is so well-crafted that is spells out that it applies only to minors who are entering therapy not of their own accord,? says Dr. Caldwell. ?That?s how all these professional organizations were able to sign on to it.?

That could also mean the law is likely to withstand potential legal challenges. ?It?s pretty standard to have regulations that say what licensed professionals are allowed to do, and this would be no different from regulations that affect lawyers and doctors,? says Doug Nejaime, associate professor of law at Loyola Law School in Los Angeles.

The only legal concern seen by?James Kushner, a constitutional lawyer at Southwestern Law School in Los Angeles, is a potential case of a minor who is admittedly confused about his sexual orientation. Therapists might be loath to approach the subject for fear of running afoul of the law.

He says: "There are likely to be clients who are confused over sexual orientation and sexual roles, and a professional may be concerned that conversation or advice on feelings experienced may be interpreted by the client, family, or others as falling within the statute."

Dinner and bubble tea at Tri-ty Caf? in Richmond on August 17, 2012.

Tri-ty Cafe | Richmond, BC

I've been on a beef noodle and bubble tea spree as of late. However, I hadn't returned to my de facto Taiwanese cafe of Tri-ty in a while. I basically always get the same things?and this time was no different.

Tri-ty Cafe | Richmond, BCTri-ty Cafe | Richmond, BC

I needed to cool off from the heatwave outside and ordered a mango ice cream slush. I always love the scoop of vanilla ice cream on top. It makes everything better. Janice?got a half-sweetened jasmine milk tea with pearls. It was a little too frothy and bland for my taste.

Tri-ty Cafe | Richmond, BC

I forgot how much I loved the house special spicy beef noodles here (much better than Zephyr and up there with Tony's). The soup was flavourful and mighty tasty with the right amount of spice. I drank it all up despite the heat outside. Surprisingly good.

Tri-ty Cafe | Richmond, BC

I was, however, very?disappointed?by other staple of tomato fried rice wrapped in an egg with a fried chicken cutlet. The chicken was good but the rice was day old and clumpy. I've ordered this a bunch of times and this is the only time its been so under par.

Tri-ty Cafe | Richmond, BC

Despite the rice setback, I still think Tri-ty is always a solid pick for Taiwanese food and drink. I love their selection of ice cold slushes and ice cream drinks. Make sure to do yourself a favour and get the house special spicy beef noodles.

Why You Should Not Neglect Network Security In Your Business ...

Why You Should Not Neglect Network Security In Your Business
If you have never heard about how important network security should be upheld in your business, I suggest you take time to look into this matter. This is a serious problem that can cause danger to your business. For this reason, you have to make sure that you have a dedicated IT team who is loyal to your business. When you choose to do so, you will be able to protect your company as well as the trade secrets that play such a huge part in your companys operations.

But before you start looking for a company to fill in the position as your network security, it is first important that you identify and be aware of what these threats are. This is the only way you will be able to arm yourself of the dangers that come from intrusions in your companys mainframe and network.

The moment you decide to protect your business from external forces, you will be able to eradicate several trade risks that may endanger your business. Among one of the top threats that small business owners face is that they have a false sense and concept of security. As a result of this, they are unable to proficiently protect their networks. This is a common scenario among several small business owners. Instead of focusing on their network security, they tend to focus more on the other issues that may affect their business.

However, they do not realize that by pushing down the importance of their network security, they are prolonging the issue. At often times, it will be too late for them to deal with these issues because their business has been largely affected by the intrusions they could have otherwise prevented.

With the number of threats that continually emerge on a daily basis, these small business owners might as well say goodbye to the hard work they have done to establish their business. Without implementing network security in their businesses, threats can come in the form of spam and fraud. If you, as a business owner, truly care about your customers welfare, I suggest you take time to invest in your networks security. Otherwise, priceless information like your customers delicate data just might end up in the wrong hands.

If you have thought about it and would like to look for the right company to provide you the network security you truly need, now is the best time to start looking for one. You will find that you have made a wise decision by investing in this important aspect in protecting your business delicate information. By doing so, you will get to save your business and continue to improve your everyday business transactions. This will be a true blessing to you!

Saints practice in Cincinnati sun

By JOE KAY

AP Sports Writer

Associated Press Sports

updated 6:58 p.m. ET Aug. 28, 2012

CINCINNATI (AP) - Drew Brees called the Saints together before the start of practice on Tuesday, an uncharacteristic move by the quarterback to make sure that a team with so much experience in dealing with distractions was ready to handle the latest one.

The Saints practiced on the Cincinnati Bengals' grass fields downtown on a sunny, 87-degree afternoon while Hurricane Isaac bore down on New Orleans, finishing their preseason the way their entire offseason has gone. It's been one thing after another.

"A lot of this has been swirling around us and now all of a sudden, we're together and let's make sure we're out here with a purpose," Brees said, summing up his speech to the team. "It's to get better, not just to run around and run some plays.

"We've got a great group of guys, great leadership. Everybody understands we're going to weather the storm literally and find the way to make the most of it and make a positive out of a tough situation."

The Saints were forced to scramble when Isaac set course for New Orleans. They played a preseason game on Saturday night, then rearranged their plans and spent Sunday and Monday evacuating their families and preparing their homes for the storm.

They've been through this drill several times already. The Saints (No. 9 in the AP Pro32) played their entire 2005 season away from New Orleans after Hurricane Katrina devastated the region. They practiced in Indianapolis the week before their 2008 season opener after Hurricane Gustav forced an evacuation.

Needing a place to practice for their final preseason game on Thursday in Tennessee, the Saints found enough open hotel rooms in Cincinnati and received the Bengals' permission to use the visiting locker room at Paul Brown Stadium and work out on the adjacent fields.

Most of the team flew into town on Monday night. A few players arrived on Tuesday morning after evacuating their families. Brees drove his family to Birmingham, Ala., then flew to Cincinnati on Tuesday morning.

When they weren't in meetings or practice, players were on their cell phones or watching the storm's progress on television.

"I'm glued to the TV, just trying to see where that storm's tracking and how strong it is and what the projections are," Brees said. "The crazy thing is we're going to play a game in Nashville and by Thursday evening, the (remnant) of the storm is supposed to be there. So you can't really escape it."

The Saints held a team meeting on Tuesday morning, followed by practice and another meeting. They planned a light workout on Wednesday morning before flying to Nashville for a game that will mark another transition for the team.

Head coach Sean Payton was suspended for the season as part of the Saints' bounty scandal. Assistant Joe Vitt took over on an interim basis, but will start his six-game suspension next week. Offensive line coach Aaron Kromer will be in charge while Vitt is away.

In addition to handling the Saints' hectic week, Vitt is figuring out how to turn things over to Kromer during the final preseason game.

"Really, I'm phasing out and he's phasing in," Vitt said. "His role will expand in the game on Thursday night. This is really the second phase of the transition that's going to have to take place."

So much has happened to the Saints in the offseason because of the bounty scandal that the schedule and travel changes didn't seem to bother them very much.

"There is always adversity, there is always something that happens," offensive tackle Zach Strief said. "This year it happened in the offseason.

"There is always going to be something, but I think the staff has been proactive on speaking about you'll be judged based on how you handle that. Some teams handle the adversity by tanking. Some teams handle the adversity by rising to the occasion. I think we've been pretty successful of that here in the past. This is just another one of those things."

Strief grew up in nearly Milford and took a few players out to a local chili parlor when they arrived on Monday night. He was having a ribs restaurant supply food on Tuesday.

Safety Roman Harper considered it part of being with the Saints.

"We are the best team in the league at mid-stream adjustments," Harper said.

The Bengals were leaving the stadium while the Saints arrived on buses Tuesday. Bengals offensive tackle Andrew Whitworth, who lives in Louisiana, was hoping to get in touch with some of the Saints during their brief visit.

"I know some of the guys up here and will try to reach out to them," Whitworth said. "They've had to deal with a lot over the years. It's just another year or another something that's probably made them as tough as they are as a football team, all the adversity they've overcome."

Federal Communications Commission eyes tax on Internet service ...

The Hill

By Brendan Sasso -

?

The Federal Communications Commission is eyeing a proposal to tax broadband Internet service.

The move would funnel money to the Connect America Fund, a subsidy the agency created last year to expand Internet access.

The FCC issued a?request?for comments on the proposal in April. Dozens of companies and trade associations have weighed in, but the issue has largely flown under the public?s radar.

If members of Congress understood that the FCC is contemplating a broadband tax, they?d sit up and take notice,? said Derek Turner, research director for Free Press, a consumer advocacy group that opposes the tax.

Numerous companies, including AT&T, Sprint and even Google have expressed support for the idea.

That said, as a FOSS enthusiast, the technology that is currently being used in schools is not the best course of action when it comes to introducing kids to computers. Not only are closed-source software and operating systems expensive, they also alienate the students from the ideals of sharing and freedom. iPads, iPhones, and iMacs do nothing except cultivate an insatiable gadget lust that further makes their parents shell out enormous amounts of cash for their kids.

So, what?s the best way to circumvent this problem? Easier said than done, the best course of action against this Apple- and Microsoft- induced phantasmagoria is to switch to the free and open world of Linux. One could very well start with Ubuntu or even go to some specially designed educational Linux distributions. These distros, which are meant for students and teachers, can be used in any schools without costing the institutions a fortune. Also, the kids will get early exposure to Linux as well as to the world of open-source software. So, without further ado, here are some of the best educational Linux distributions.

Edubuntu

Edubuntu is quite simply the best and the most popular education-oriented Linux distribution around. The project, which aims at bringing Ubuntu to schools, colleges, and teachers includes some of the best free educational software available. Edubuntu comes pre-loaded with lots of games and applications for students ranging from preschool to secondary school. While games like Tux Paint cater to the needs of preschoolers, apps like Marble help primary school students with their geography homework. Furthermore, secondary school students can take advantage of apps like parley to teach them vocabulary. For college students, there are advanced apps like Inkscape, vym (mind mapping software), and much more. The popularity of Edubuntu is such that the Republic of Macedonia is using Edubuntu in all primary and secondary schools.

Edubuntu can be freely downloaded and installed from the project?s official website. If, however, you want to try it out before downloading it, you can test the web live version of Edubuntu. This unique feature lets you get a first-hand experience of what it is like using Edubuntu without actually installing or downloading anything on your computer. You can use the web live version for 2 hours giving you enough time to get used to the operating system.

UKnow4KidsUKnow4Kids is a free and open-source Linux distribution compiling educational and gaming software for children 2 to 10 years old. Available as a live DVD, the free OS doesn't require much resources to run and works pretty much out of the box. The project is based on Arch Linux and features custom wallpapers and artwork that your kids would love. As for the desktop environment, UKnow4Kids uses KDE.

Qimo 4 KidsQimo is a free and open-source Linux distribution specially designed for kids aged 3 and up. Based on Ubuntu, the free distro features custom artwork and games so that kids would find it enjoyable as well as educational. As the project states ?Qimo is designed for early elementary school-aged children. It?s a pretty straightforward idea, a customized version of Xubuntu, designed to be visually appealing, but not overwhelming, for kids.? As far as the hardware requirements go, Qimo (pronounced ?kim-oh? as in Eskimo) requires very low resources; moreover, as it can be run from a live CD, you can let your kids try it out without messing much with your production machine.

OLPCNot really a Linux distro but an innovative and ambitious project to provide the developing world with low-cost laptops, OLPC has always been in the spotlight since its inception. The project uses a Fedora-based OS with a neatly designed Sugar desktop environment thus providing an interface that is conducive to learning and easy to understand.

Egypt govt invites IMF officials to resume loan talks

CAIRO (Reuters) - Egypt invited officials from the International Monetary Fund (IMF) to visit to resume talks on a $3.2 billion loan, the state's finance minister Mumtaz al-Saeed told reporters on Saturday.

"We have offered an invitation to the IMF delegation to visit Egypt in the coming period," Saeed said without specifying when exactly the visit will take place.

An IMF deal would help Egypt stave off a budget and balance of payments crisis and add credibility to economic reforms needed to restore the confidence of investors who fled the country after a popular uprising last year.

Saeed, who was selected to remain in his post in the new cabinet sworn in last Thursday, also said he expected a growth rate of 3.5-4 percent in 2012-2013 fiscal year.

(AP) ? Pounding out the details of his personal life on a Broadway stage doesn't seem to faze Mike Tyson. The former heavyweight champ says that's what's used to doing, "and at least now I don't have to go to hospital every time."

The 46-year old Tyson is appearing in the one-man show, "Mike Tyson Undisputed Truth." Directed by Spike Lee, the nearly two-hour show chronicles Tyson's life from childhood and his early boxing career to his public divorce from Robin Givens and his time spent in prison. He even talks about an incident with Brad Pitt.

"I'm just joking and stuff. I'm not mad at anyone. I hope he gives me a damn job," Tyson said when asked about the incident. The boxer spoke to The Associated Press Thursday, the same day as the show's opening.

Lee chimed in: "He asked for a job."

Lee, famous for chronicling stories about Brooklyn in such films as "Crooklyn," ''She's Gotta Have It," and the upcoming "Red Hook Summer," feels this work adds nicely to collection.

"You can't get more Brooklyn than Mike Tyson. And if you remember the film, "Do the Right Thing," the great Robin Harris (playing Sweet Dick Willie) had many references to Mike. And the side of Sal's Famous Pizzeria we painted a mural, Brooklyn's Finest: Mike Tyson, so this is history," Lee said.

While Tyson's life has been tumultuous at times, the boxer says he can deal with telling intimate details to a room full of strangers simply because "it's a job to be done."

"Even though it's real, it's not real. It's an illusion," Tyson says.

Pre- and Post-Retirement Square Footage

For those who are retired (early or otherwise) AND who moved in connection with retirement, how large was your pre-retirement home? How large is your current retirement home? If you downsized, upsized or otherwise made a significant change in the size/type of home, what thoughts do you have on your decision? To what degree did you take guests (friends for the weekend, family, grandkids, etc.) into consideration when sizing your retirement home?

Since I'm asking, here's my info:

- Pre-retirement: about 2500 sq. ft. 3 BR 2 1/2 bath home with family room and sun room in the 'burbs. Large unfinished bsmnt. Small lot.

- Post retirement: about 1850 sq. feet on main level and upstairs + partially finished walkout bsmt adding about 600 sq. feet of living space. 3 BR but each on a different floor. 3 baths. Bsmnt. level BR used as a family room; also a den in bsmt. Have rooms we rarely use (e.g., upstairs BR for guests) but when we need it we really need it. Too much land. Bottom line: pretty much the same square footage we had pre-retirment but divided up much, much differently.

Why I'm asking: considering a move and am trying to rethink what we really need; other experiences always helpful.

Thanks.

Pre-retirement:

3,500 sq ft, 5 bed with pool, 3 full bathrooms.

Post-retirement:

1,236 sq ft, 2 bed, 2 full bathrooms.

We don't have many guests so 1 spare bedroom is just fine for us. Initially we moved into a 3 bed place but after 2 years we realized that we didn't need the 3rd bedroom so downsized again about 9 months ago. (We sold the big house and now rent, so the 2nd move was very easy)

I am retired, but haven't moved yet at this point.

I have a guest bedroom, but will not require one in any future home. Guests can either stay in a nearby motel, or sleep on an air mattress, that can be inflated with an electric pump in whatever room they like. Either of these solutions are much cheaper than paying for extra square footage if there is a smaller house with no guest bedroom that would suffice. After all, who am I buying a house for, me or my guests?

Possibly I might choose a larger home some day due to perfect location (next door to F? for example), but I will not reject a smaller home due to lack of a guest bedroom.

Right now my house is 1600 square feet. This is way more than big enough for me in retirement; 1300 sq ft or less would be fine. I am somewhat flexible about square footage, although if/when I move, I would require a house under 2500 square feet. Over that would be in the realm of ridiculousness if just for me alone.

Pre-retirement our main home was a ~2,700 sf split ranch with 4 bedrooms, 3 baths, 2 car garage, a pool and 1.6 acres. We had ~1,400 above grade and ~1,300 about 50% below grade (family room, 1/2 bath, laundry, office, storage, utility). The reason that I am elaborating is I know that sf gets counted differently in different parts of the country.

We also had a lakeside home that was about 970 sf - 3 bedrooms and one bath with a one car garage.

So about 3,700 sf +/- in total excluding the garages.

We demolished our lakeside home and rebuilt on the same foundation with a walkout basement and now have ~2,000 sf with 3 bedrooms, 3 baths and the same one car garage. We designed so the main floor includes the kitchen, dining area, living room and master bedroom suite so we can live on one floor if we need to and we made all doorways, etc. wide enough for a wheelchair and the stairway wide enough for a lift.

We sold our main home and now live year round in the renovated lakeside home.

Going from two homes to one was a huge blessing financially and enabled me to early retire. However, compressing from a total of 3,600 sf with three garage bays to ~2,000 sf and a one car garage has been painful given that DW is bit of a packrat (albeit a loveable packrat).

Pre-retirement: Two-story house, 2800 SF, 4 beds, 3.25 baths, on 2 acres in OKC.

Post-retirement: One level, 940 SF, 2 beds, 2 baths, co-op in SoCal.

Downsizing: tremendously liberating.

I wouldn't be surprised if I have the smallest living space of anyone in the ER community. I have lived in a 300 sq ft co-op apartment in NYC for over 10 years. The actually living space is about 275 sq ft. This was ideal while I was working and accumulating my nest egg, but now that I am retired and spending more time at home I am feeling very stir crazy. I would like to step up to a larger place but in NYC that would be tricky given how expensive real estate is here. Ironically, I could sell my little place and use the proceeds to buy a very nice condo or townhouse in virtually any other community in the US and have money left over. I am beginning to look into options, and the "where have you lived" thread has been thought provoking.

I know this doesn't help you much with your question, but I thought you would be interested to know that some of us are looking at "upsizing" into a retirement residence not downsizing.

Home #1 - 2700 sq.ft., 5 BR, 3 bath, 2-story, diving pool, suburban lot.

Home #2 - 1700 sq.ft., 3 BR, 2 bath, chalet style with 25-ft high beam, lots of glass, front and rear decks, panoramic view, better built than #1 and cost just a little bit more, big hillside lot, detached garage.

Home #3 - 200 sq.ft. motor home, 7.4L, 9 MPG towing a "dinghy", DIY suspension improvement for cross-wind driving (need bragging here!)

I love all three and will keep them all.

Currently:

Primary: 3400sf 4/3.5/2 two story on .25 acres
Secondary: 1890sf 3/2/0 one story on an acre of waterfront

Once I retire, both will be sold and we will most likely settle into something in the 2500-2800sf range.

Two moves:
In 2006 (oldest of 2 children to college) sold 4 bedroom 3000 sf home on small-ish lot with a pool and moved to 3 bedroom 1700 sf high rise condo. The intent was to get my equity out and get rid of all exterior home chores as I was working crazy long hours and tired of raking etc. I liked the ease of the condo and the down-size was very liberating, still had a bedroom for the college girl when she came home.
In 2011 (youngest off to college) sold the condo at a 10% loss and moved east/retired. Bought a 2 bedroom townhouse with a small backyard (I missed raking leaves!) with 1600 sf, finished the basement to make a 3rd bedroom. Love it. Hope I can still climb stairs in 20 years because I don't ever want to move from here!
The most important criteria for me in retirement was walkability to everything in my community and no bigger than 1800 sf for ease of upkeep/utility bills.
